National Defense Medical Centre Lands Redevelopment
The City has been advised that the National Defense Medical Centre (NDMC) is closing and that the property will be conveyed to the Canada Lands Corporation for development. The NDMC site, which is over 40 acres, is one of Ottawa's key redevelopment sites. The City has undertaken an extensive urban planning study to ensure that the site is redeveloped in keeping with our new Official Plan as an integrated smart growth community with medium density housing, hospital supportive development and neighbourhood commercial opportunities all set around a high quality transit hub.
The City has not yet finalized the preferred development scenario but you can expect that lands will be home to approximately 750-1000 dwelling units and 500,000 sq. feet of mixed-use development. To put those numbers into perspective, the entire community of Riverview Park is only 1800 dwelling units and the new Canadian Medical Association building at the corner of Alta Vista Dr. and Smyth Rd. is approximately 100,000 sq. feet. Clearly, the redevelopment of the NDMC lands will have a significant impact on the community fabric in Alta Vista. I will continue to update you as the planning study moves forward.
